March 2016 Market Update

Here are some numbers we wanted to share with folks. We are still working on the best way to compile data with our transfer to the new regional MLS system, so please bare with me a bit as we do so. That said, here's my take on the market.

1. New construction continues to be strong in and around Missoula.
2. You can see the median home sale has increased nearly 4% over 2015. A trend that has been happening the past 3-4 years now.
3. Actual "sale price" to "list price" has increased back up to the 96% area. Meaning when sellers price accordingly, they are getting top dollar. 

*Some of these numbers and graphs are a bit skewed with data due to our transition to the new MLS. That said, I'll leave my take on the market to the above comments, and if you have any questions, please feel free to let us know!

2014-2015 Missoula Area Market Reports

Greetings and welcome to 2016! 
We have received the end of year market report for 2015, as well as a comparison to 2014. In short, it echos what we have been saying all year:
1. Tight inventory, especially under the $250,000 price point
2. As a result of tight inventory and improved economic conditions, median price has risen
3. Days on market have decreased as a result of lack of supply
4. Both pending and closed sales were up over 2014
